Power Outage

  1. All critical life safety system components are supported by back-up emergency power. Sufficient back-up lighting is provided on each floor and in the stairwells. Typical conditions that will result from a major power outage include:
    1. Lighting will be reduced to emergency backup lighting in some areas.
    2. Lab mechanicals such as fume hoods, exhaust fans and red receptacles will be operable.
    3. Freezer rooms will be operable.
    4. Elevators will not be operable.
    5. HVAC will not be operable.
  2. Tenants will be notified of all interruptions to normal power in a building, even if the interruption is momentary.
  3. Momentary Power Loss
    1. Checks main electrical panel for information regarding power loss. Checks all electrical equipment that is susceptible to shutting off and restarts in order of priority.
    2. Checks elevators to make sure they are all running and operable.
    3. Checks fire alarm/voice communication system.
    4. Initiates notification procedures for tenants.
  4. Total Power Loss
    1. Contacts electrical utility company to determine possible cause and duration of the outage- Contact the local provider.
    2. Verifies that the generator has started and transfer to emergency power has taken place. If not, checks the automatic transfer switch and starts the generator manually. Monitors fuel level of generator.
    3. Checks the main electrical panel to determine whether there are any on-site equipment problems.
    4. Checks all elevators to ensure proper recall and to check for entrapped passengers.
    5. Checks the fire alarm/voice communication system.
    6. Initiates notification procedures for tenants regarding status of emergency along with plan for receiving updates.
